Prices & Sales Continue to Surge in July

Sales of single-family, re-sale homes in San Diego County jumped 20.1% in July compared to June. They were up year-over-year for the first time since January, rising 5.2%.

The average sales price for single-family, re-sale homes rose 13.7% year-over-year to set a new record high.

The median sales price for single-family, re-sale homes set a new record high for the second month in a row, rising 11.7% year-over-year. That is the tenth month in a row the median sales price has been higher than the year before.

Inventory fell 15.2% year-over-year. As of the 10th of August, there were 2,354 homes for sale, compared to an average of 7,739.

Days of Inventory now stands at twenty-nine. The average is 131.

Days on Market, or how long it took from when a home was listed for sale to when it went into escrow, was thirty-three last month. The average since January 2001 is fifty-seven days.

The sales price to list price ratio was 99.5%. The National Association of REALTORS® considers a ratio of 95% to indicate a balanced market.

The median sales price for re-sale condos was up 8% year-over-year. It also set a new record high.

The average sales price for condos was up 9.1% from last July.

The sales price to list price ratio for condos was 99.7% last month.

Condo sales were up 7.6% over last July.

Condos are selling in thirty-one days, the average is fifty-five days.

Inventory was up for the nineteenth month in a row. It rose 24% year-over-year. As of the 10th of August, there were 1,443 condos for sale.

Days of Inventory now stands at thirty-five. The average is 123.
